Property Manager II to oversee a portfolio of ~150 units (3 buildings) in Springfield, MA. The role ensures strong financial performance, compliance with housing regulations, quality property operations, and a high level of tenant satisfaction while leading and developing staff. This is a fully onsite position.
WHAT YOU'LL DO - Manage the operational and financial performance of assigned properties.
- Ensure compliance with state building/sanitary codes and funding requirements.
- Oversee repairs, improvements, and apartment turnovers to the highest standard.
- Recruit, train, supervise, and evaluate property management and maintenance staff.
- Build and maintain effective tenant relations, fostering satisfaction and retention.
- Maintain occupancy goals through proactive retention planning.
- Collaborate with leadership on property performance, budget, and new developments.
- Provide timely and accurate reports to internal stakeholders and external agencies.
- Stay current with regulations and industry trends affecting affordable housing.
- Travel between assigned buildings as necessary.

WHAT IT TAKES - 5+ years of progressively responsible property management experience (or a bachelor's degree + experience equivalent).
- 3+ years of supervisory experience.
- Knowledge of tax credits, rural development, and HUD regulations preferred.
- Certified Property Manager (CPM) credential preferred.
- Strong customer service, leadership, and organizational skills.
- Proficiency with Microsoft Office and ability to learn new software.
- Excellent written and verbal communication.
- Valid driver's license, acceptable driving record, and reliable transportation.
- Bilingual English/Spanish a plus.
- CORI required.
